Hello everyone,
my brother and I recently purchased a plot of land of about 596 m2. We are from Blaubeuren (Baden-Württemberg). Our wish is to build a semi-detached house. Both halves should be as equal in size as possible. Since the plot is "trapezoidal" and we used the blue building boundary as a basis (for a real division), one half is smaller - about 246 m2.
A floor area ratio of 0.4 is specified here. My architect says that the smaller half will cause problems after a real division because the floor area ratio will be exceeded (floor plan: see attachment). It would also be important to ask whether exceeding the 0.4 by garages, driveways, etc. (floor area ratio 2) is not allowed? We are forced to build a transition path here (see attachment).
