Plot on a slope, height difference approx. 4 meters

Hello everyone, we are about to purchase a plot of land. Dimensions are as follows: Width approx. 26 meters, length approx. 33.8 meters. In total, we have about 881 sqm of building land. Since the plot is on a slope, it was important to measure the height difference. The plot is located below the street. We have a height difference from the edge of the street to the lower end of the plot of about 4 meters. We have not spoken to any construction company yet; what would you generally think, is a basement necessary? We want to build a single-family house with 2 floors; if a basement is necessary, we would use the basement as living space and install as many windows as possible. Regards

Depends on how the layout in the building window is.

Will probably result in basement, ground floor, and attic.

Living spaces (dining, cooking, living) with garden access

Building services, storage room on the hillside wall

Slope in the building window, no idea. Do you only find out something like that during the house planning? Probably hardly predictable beforehand.

What haydee means is the position of the slope on the plot to be developed. Currently, we only know the difference between the lowest point of the plot and the street. It is best if you upload a site plan.

Is the plan sufficient as it is? It is No. 23, unfortunately I don’t have more, that probably doesn’t say much?! Sorry, I really have little knowledge of all this yet, just started reading up

No doesn't say much. It may be that there is only a 0.5 m height difference at the house depth and the remaining 3.5 m are in the garden area. Then a slab + 2 floors without [UG/Keller] would be reasonable, If there is a 1 m height difference in that area, split-level might be an option. If there are 2 m in that area then [UG/Keller] applies. Earthworks cost money. Excavators, transport and disposal of material. Also filling, retaining walls, etc. Therefore, it is advisable to always build according to the property.
