Plot of land with old house for demolition - costs?

Hello,

since we still haven't found a suitable plot of land in the Brandenburg Southeast area, we are considering an alternative. There are several offers for old houses with good plots.

Today's bungalows on the outskirts of Berlin are often only sold on coaster-sized plots. If you look for something from 800m², it is already taken or exorbitantly priced.

Can someone here share experiences who has planned a complete new build themselves and bought a plot with an old house?

What costs can be expected? (Of course, it always depends on the circumstances, but a rough estimate is enough for me.)

What needs to be considered, or does something like this hardly make sense?

We have a maximum price limit in mind for our plot. Currently, you can't find anything just as a building plot. But there are nice plots that are built on with an old house. Usually around 70 to 100m² of living space. Here we would have about, for example, €30,000 left to our price limit.

Gaining a building plot through demolition has just been demonstrated by (in NRW) . However, such cases are not frequent enough here in the forum to provide a statistical basis from which a "like-minded person" could extrapolate for their own project.

What I would always consider favorably is whether the cellar of the existing building is still usable. Then you have the foundation, technical room, and house connections, i.e., no separate excavation and still no above-ground required "cellar replacement room."

Except possibly for asbestos-containing construction debris, I see few complications. It is not witchcraft.

Depends on whether demolition can be done with heavy equipment and whether there are [Altlasten] in the building and who you find for the demolition. Anything between 15k and 60k is possible.......

I also think: Contaminated sites and the access road are the least of the problems - whether you can simply tear down a house morally? I wouldn't want to watch, and I still cry for 's bungalow! Mobile greetings from on the go
