Plot arrangement & orientation Single-family house with 160 sqm south-facing slope

Hello everyone,

my wife and I are actually about to request quotes for our construction project, and now I am starting to doubt our basic planning.
I was basically of the opinion that we had already considered and discussed all approaches and perspectives, and that the current approach would finally be the only right one.
However, I’m not so sure about that anymore. Overall, I find it difficult to make the most out of the plot orientation.
Therefore, I ask for your honest feedback.
How would you arrange the house, the house entrance, and the double garage?
What is okay about the current approach and what is not?
I’m really curious :-). Many thanks in advance!

Development plan/restrictions
Plot size = 650 sqm
Slope = South, approx. 12.5% incline (rising from the street)
Site coverage ratio = 0.4
Floor area ratio = not specified
Building window, building line and boundary = the plot is circled in red in the graphic below, building line is blue dashed-dotted
Edge development = garage may be on plot boundaries, the house must maintain a 2.5 m distance
Number of parking spaces = 2
Number of floors = 3 full floors, i.e. basement + ground floor + upper floor
Roof form = tent, hip, gable, offset shed roof
Orientation = see plan below for best
Maximum heights/limits = street is zero level, max. 9 m wall height and max. 11 m ridge height from there

Requirements of the builders
Style, roof form, building type = tent or hip roof, urban villa
Basement, floors = basement, ground floor and upper floor. Each full floor
Number of persons, age = 4, 2 adults and two children under 10 years
Space requirements on ground floor, upper floor = GF 88 sqm, UF 78 sqm
Office: family use or home office? = both, home office should be in the basement.
Overnight guests per year = occasionally, then in the office
Open or closed architecture = rather open
Conservative or modern construction = modern
Open kitchen, cooking island = open kitchen with peninsula
Number of dining seats = 6-8
Fireplace = no
Balcony, roof terrace = no
Garage, carport = double garage with basement access
Terrace orientation = to the west, as the evening sun seems more important to us as working people. And actually, the terrace should be as high as possible.
Garage orientation = as a consequence, we placed the garage on the right plot boundary
Garage driveway = here we would like a max. incline of 10% (will be difficult)
Neighboring buildings = on the right already built. Very close with 2.5 m distance., on the left still undeveloped

House design
Who created the plan? Do-it-Yourself + building planner
What do you particularly like? Difficult, it is simply a big compromise.
What do you not like? It is a compromise.
Why? If the slope of the garage driveway should be <10%,
- then the house must be sunk deeper. That is not nice, as we would actually prefer a rather elevated outdoor area. And the slope behind the property would then have to be secured with more effort.
- then the garage driveway must be very long. A lot of area must be paved.
Price estimate according to architect/planner: 700 k EUR
Preferred heating technology: air/water

Welcome to the forum, Since site, building structure, floor plan, neighboring buildings, shadow casting from buildings and trees belong to the planning, no answer other than yes is possible

Without floor plans, you can't say that at all.

Some information is already missing, such as neighbors and the floor plan. I have my doubts that the garage is allowed outside the building line.

Did you want to build basement + ground floor + upper floor? Should the terrace really be that high? How did you imagine the garden access?

I have the feeling that you have not had any contact with an architect yet? I consider that indispensable for this property.

For understanding: the blue line should not be a building line, but a building boundary. You have to build up to the building line. There is usually only one, which limits the alignment at the street. So you have a building window on a hillside plot. The front southeast is flat, then it rises to the west and north. In your drawing, the third dimension, in my opinion, is not taken into account at all. Or it would mean that you build the garage into the slope, the basement would be open to the southeast, so the entrance would be here. I do not think your logic does justice to the placement of the garage. I also do not think your ideas are suitable for the slope. Yes, the slope calls for terrain modeling and, at first glance, for a semi-open basement. But this cannot be planned with the simply stated room requirements only for the ground floor and upper floor. The basement is completely missing. I also do not see the urban villa like this now, neither in the 2D drawing nor fundamentally. But it is possible with some restrictions. Simply put, because so much information is missing: garage as close to the street as possible and juggle the room program and the slope so that something affordable comes out of it. I definitely do not see any request for quotes from construction companies yet before an architect has worked on the planning and has visited the property.
