Hello dear house builders,

I have already partly presented my planning in another thread ( ).
As requested, I am putting everything together here again centrally.
I have also filled out the questionnaire.
As already suggested, we have now tried to integrate a wardrobe.
Unfortunately, the pantry had to give way for this.
In a few exterior views, I have also tried to add some color.
But see for yourself :)
I am looking forward to your opinions and suggestions!

If you have to give up, which details/extensions
-you could give up: possibly the wardrobe, or the wardrobe would then be located in the hallway.
-you could not give up: the office on the ground floor

Why did the design turn out the way it is now? e.g.
A mixture of many examples from various magazines…
What makes it especially good or bad in your eyes?
Good: the integration of the staircase in the bay window. This gives us more space along the entire length.
Bad: children's room possibly too big in relation to the bedroom. However, the fireplace already limits the wall placement.

What is the most important/basic question about the floor plan summarized in 130 characters?
How can we reasonably accommodate both a wardrobe and a pantry? If both do not fit, which is more sensible?
The wardrobe or the pantry? Then we have a large kitchen and a storage room in the basement, but we do not know if that is sufficient.
Does the window arrangement harmonize? Are the windows in the office and bedroom too big? Or are the windows in the children's rooms and the living area too small?
Do you find the layout in the bathroom sensible?

Omitting the pantry was a good idea.

I don’t want to reproduce my floor plan here, but consider whether you want to place your office upstairs in exchange for more genuine living space on the ground floor. This only works if you really believe that the children’s rooms are too large and can be made smaller.

In addition, it will be extremely difficult to stay within the budget, especially with the slope (1.5m is not a gentle incline but more than half a flight of stairs). You won’t exceed it by much, but personally, I expect you to be around €20,000 over the maximum budget.
Above all, the outdoor area will clearly be expensive not only because of the slope. Take a look at how far the front door is from the street. A paved path will need to be installed there.

First of all, thanks for the exemplary response of resupplying.

Unfortunately, I don't see the exterior gaining anything from either the smokey eyes or the eyeliner at the base. The hint with the color probably did not refer to gray either ;-)

With measurements, you can now see that in several places there was no attention paid to keeping the wall parts to the correct dimension. Then a shift is advisable not around one grid step, but in the grid rhythm.

Moreover, the representation is lying: in the ridge direction a whole meter of height play has to be compensated, while the property in the little pictures is supposedly lying flat in the water as if smoothed with a plastering rule.


... which wouldn't be the worst thing - after all, I did not point out your and Tolentino's house design for no reason.

Budget is already insanely tight without a basement, with a basement I see no chance.

Why is the entrance on the private, rather inaccessible side of the property? And the garage in the garden? I would put everything on the north side, including the driveway. The open-plan room is too small, only one large window additionally limits the space. The basement is half unnecessary. It takes too much from the budget. I would rotate the house and direct the garden towards the neighborhood instead of the street.

The access is determined by the arrow at the bottom left. This also defines the entrance on the left. I would like to have the garden in the south.
