Planning single-family house in the countryside

Hello everyone,

we are planning a single-family house. We have one plot of land to choose from and are currently planning the house. After looking at several options, we summarized our wishes and entered them into a planning system, spending hours/days. Attached you will find all information, ground floor, upper floor, plot, etc.

Development plan/restrictions
Size of the plot: 930 sqm
Slope: Slight slope towards the west.
Floor area ratio: 0.35
Plot ratio: 0.7
Building window, building line and boundary: see attachment
Edge development
Number of parking spaces: 2
Number of floors: 2 full floors + basement
Roof shape: Monopitch or flat roof
Style: Modern
The development plan gives us a lot of leeway regarding the shape of the house and the roof.

Basement, floors: Basement plus ground floor and upper floor
Space requirements on ground floor, upper floor
Office: Family use or home office?: Yes - on the ground floor
Overnight guests per year: 10?
Open or closed architecture
Conservative or modern style: Modern style

Number of dining places: 6-8
Fireplace: Yes
Music/stereo wall: Yes
Balcony, roof terrace: Not necessary.
Garage, carport: Yes, each for 2 cars
Utility garden, greenhouse - Not decided yet.
Further wishes/special features/daily routine, gladly also reasons why this or that should or should not be

House design
-Do-it-yourself: After looking at several houses.
What do you particularly like? Why? That the bedroom is far away from the bathroom. Walk-in closet. It was important to us that you don’t disturb the partner who might still want to sleep.
What don’t you like? Why? Bay window on the upper floor. Causes an unattractive wall towards the bedroom. Maybe someone has a great idea.
Personal price limit for the house, including equipment: €500,000
Preferred heating technology: trench collector.

If you have to do without, which details/expansions
-you can do without: direct access from the garage to the house
-you cannot do without:

Why did the design turn out the way it is now? e.g.
A mix of many examples from various magazines.

Unfortunately, the street is located in the southeast. But on the other hand, no house is visible to the north and west - and probably no new building land will be developed in the area in the next 20 years. So a very quiet location. On our right would be a neighbor.

We like the open kitchen and the large living/dining area. Therefore, we would also like to go for a ceiling height of 2.75 m on the ground floor and plan large windows.

Theoretically, we could also separate the garage and house. That means the garage would move to the right side of the plot and the house would be rotated counterclockwise by 30% (the bay window in the dining area would point significantly west). The main reason for this would be better sun utilization.

I look forward to suggestions, also for new ideas.

You have a steep hillside property, not an easy one. The slope does not seem to have been considered at all in your drawing. It creates an additional floor. Basically, I initially see the garage on the other side with the orientation so that it does not separate you and your house with the living spaces from the sun. I also see a completely different room arrangement as a result, e.g. WC in the east, kitchen on the left side of the plan, bathrooms on the upper floor also not where living spaces belong, etc. Structurally, it also looks challenging and expensive...

The staircase is too short

Draw all the furniture to scale. They look quite small.

And at second glance, you have about 60sqm of hallway space... I won’t say anything more about that ;)

Thank you very much for the answers. Except for the staircase, the furniture is to scale. The slope looks very large on the development plan, but it did not appear that way on site. We will probably have to revise the drawing again and plan the individual rooms anew. Maybe we can manage that this weekend. Thank you all so far.

It usually looks less than it is. But it is marked on the plan, and I recognize about 2.5 meters there. That makes a completely different design, and the calculation with higher costs for earthworks or terrain modeling and retaining with L-bricks etc. should also be considered. Therefore, you should make sure to plan the traffic areas somewhat smaller and more functional and, for example, omit the bay window, which makes the whole thing a bit conservative (and also more expensive). Furthermore, you should ensure that the house can also be built statically cost-neutral. Somewhere a ceiling must rest after all ;)
