Planning of a two-story single-family house with a minimum eave height of 8.0m?

Hello everyone,

I want to build a detached single-family house and am interested in a plot of land in northern Ba-Wü. The development plan stipulates a minimum eaves height of 8.0m above ground in this area (up to three full stories are permitted), as according to the city’s intentions at the time of planning, a multi-family house was actually supposed to be developed here.

My problem now is how to reconcile the requirement of a minimum eaves height of 8.0m with a normal single-family house with a maximum of two full stories (our planning criterion). If we were to abandon our self-imposed planning criterion of a maximum of two stories, for example, by choosing a shed roof, we could have an attic with an increased knee wall (according to the development plan, the eaves height refers to the lower part of the shed roof). However, the construction costs for 2.5 stories would certainly be significantly higher than those for two stories (additional staircase, pipes, possibly a stable ceiling) and we actually do not need the additional half story.

Another possibility would be to build with a mostly above-ground basement to gain height. However, this would have the disadvantage that the living room and possibly the terrace would not be at but above the garden. In addition, such a basement, which would also have to be sealed due to the very high groundwater level, would certainly be very expensive (more windows, etc.).

Am I making a mistake somewhere? Does anyone perhaps see another possibility to achieve the 8.0m eaves height?

Unfortunately, I can’t help you directly with your problem, but one thought comes to me while reading your post...
If the city actually wants to have an apartment building there, then there is probably a reason for that... What is the rest of the development around the property like? Is it a gap in the buildings or a new development area?
I assume it is a gap in the buildings and the developments in the surroundings are probably also apartment buildings...
And if I imagine myself sitting with my single-family house right in the middle of apartment buildings...
Okay, whether that bothers you or not is something everyone has to decide for themselves. It would bother me.
And remember: you are planning to spend the rest of your life here (or at least a very large part of it) in this house, this environment...

But maybe I am wrong :D

In any case, the location of the property is the most important thing in house building at all! With (almost) everything else you can compromise – but not with the location of the property!!

You are right, the location of the plot is a very important point. In our case, it is a new development area where, around the plot of interest to us, only one apartment building and otherwise row houses and semi-detached houses are to be built. For us, the plot is interesting because you can build detached, if it were not for the issue with the 8.0 minimum eaves height...

How or what do you want to build detached, with what resources? With a creative architect, great designs with different floor heights can be developed ;)

a few catalog home providers offer a house type with an added atrium floor (as the 3rd floor) and a roof terrace in their program. Since the built-up ground area of this house type regularly ranges between 80 and 90 sqm and the living space is distributed over three floors, this house type is particularly aimed at small but expensive plots in inner-city locations. If you place such a house on a somewhat larger plot, as in our case (750 sqm), it looks a bit lost. We basically don't need a roof terrace either, as there is a large garden available. In addition, the costs are not insignificant; turnkey offers for this type of building have been seen starting at EUR 380,000. That would be about the limit of what we want to invest.

Does anyone have any ideas on how to avoid the third floor and still achieve a minimum eaves height of 8.0 m?

Hello,


I have attached a section for you so that you can imagine something based on my previous answer. If you now raise the hipped roof side by 1.0 m using a knee wall, you will reach the required 8.0 m eave height. The area can only be used as storage space - but makes sense in terms of BP.
