Hello everyone,
I want to build a detached single-family house and am interested in a plot of land in northern Ba-Wü. The development plan stipulates a minimum eaves height of 8.0m above ground in this area (up to three full stories are permitted), as according to the city’s intentions at the time of planning, a multi-family house was actually supposed to be developed here.
My problem now is how to reconcile the requirement of a minimum eaves height of 8.0m with a normal single-family house with a maximum of two full stories (our planning criterion). If we were to abandon our self-imposed planning criterion of a maximum of two stories, for example, by choosing a shed roof, we could have an attic with an increased knee wall (according to the development plan, the eaves height refers to the lower part of the shed roof). However, the construction costs for 2.5 stories would certainly be significantly higher than those for two stories (additional staircase, pipes, possibly a stable ceiling) and we actually do not need the additional half story.
Another possibility would be to build with a mostly above-ground basement to gain height. However, this would have the disadvantage that the living room and possibly the terrace would not be at but above the garden. In addition, such a basement, which would also have to be sealed due to the very high groundwater level, would certainly be very expensive (more windows, etc.).
Am I making a mistake somewhere? Does anyone perhaps see another possibility to achieve the 8.0m eaves height?
