Planning house construction, what should I do first?

Hello. I have been planning for a very long time how my house should look, what I want and what I don’t want, what it will cost, the size, the type of construction and everything around it... And now? Where do I start? First ask the bank if I can even get a loan? Inquire at the [landratsamt Bauamt] whether it is allowed to demolish and rebuild where I want (replacement building)? Ask an architect if my ideas are nonsense? I would like to have someone to ask all these questions, but who? Are there advisory offices for this or where do you start? What is step one?

If you already own the property, the very first thing I would do is go to the building authority and ask whether the existing structure can be demolished, whether there is a development plan, and if so, what it states. After that, I would become clear about what kind of building it should be: solid construction, timber frame, log cabin, prefabricated house.... Once this decision is made, I would go to various construction companies with a draft plan of your dream house and get quotes. The rest will then develop gradually..... I would only go to the bank once I know that my ideas and the budget can be realized with various offers.
