Are the 270,000.00 then the complete budget or is there equity added? 270,000.00 - 25,000 for the land, - 70,000.00 for yard, garden, connections, furnishings, appraisal, Furz and Feuerstein. That will be tight. You can definitely forget about a basement and a timber frame construction won’t work either.

I also fear that you either need more money or should seriously reconsider your scale.

For a house size of 180 sqm, you are already at €270,000 (or more) – so far without ancillary construction costs, building plot, and certainly without a double garage and outdoor facilities.

Are you from the Rhein Main area? Because 25k for a fully developed plot in Rhein Main I consider a rumor.....

The property had an original price of a little more than €32,000 for 939 sqm.

There is now just under €25,000 outstanding.

We are starting with about €95,000 in equity and are considering a repayment of €600-700, hence the total price of around €270,000 that the bank roughly set.

We have been thinking about how big it could roughly be.

Of course, 150 sqm is also sufficient if it is very well arranged.

We also want to do quite a bit ourselves if it is offered by the house provider.

If no floor plan knocks you out, you should choose a construction company (primarily massive due to the price) that is somewhat straightforward. Saves costs. Possibly, the D-garage can also be placed on the property later. Then you should be well within budget including ancillary construction costs :)
