I ask myself the same. I stopped reading at position 4. If you know your own calculation and have informed yourself, then you know that the shell including the roof accounts for around 40% of the total costs. The payment plan is okay. It is not fraud but slightly in favor of the general contractor. Which, from my point of view, is also not unfair.

In particular due to the following payment agreement: 10% after completion ready for acceptance

Why? And what else, since you write "especially"?

Mainly this passage, which on the one hand does not provide for a right of retention until the defect is remedied and on the other hand, "Abnahmefertig" basically means the condition before acceptance

As I have already written, just withhold 5%. Or who forces you to pay 10%. If you have a defect, he will fix it. Have you talked to the general contractor about it? If you are already talking about it being unprofessional... good luck.

It was similar here as well. But when we were ready, I told him, come on, let's do the final inspection now and then you'll get the remaining money. We did... almost everything was okay, the few things were quickly taken care of, I paid my 10% and done. Only the one who speaks can be helped. K.
