Provision interest?? Where does one even pay something like that? I am currently discussing the financing with my house bank, but I do not have to pay any provision interest!

Provision interest is not uncommon...

Some banks charge it earlier, others later...

If a bank doesn't charge it, the costs are usually added somewhere else... then you pay 0.15% more interest compared to the "cheap bank" that bills separately for every service...

In the end, the overall package counts!



That assumes you simply have enough money to have everything done... of course, it takes me three times as long to mount a desk top in the study compared to the carpenter... then I am busy for one Saturday... but I still saved 200€!

Of course, you shouldn't plan your entire free time over weeks for that...

@fishaqua: I think that's almost impossible. Maybe you have 1 year off, but you certainly can't take forever! I would follow up on that again. And the year counts until full payment!!!

@Shism: I would do the thing with the ceiling too. I can move in and then do it. But if I have to wait longer for the move because of that, it costs money! For example, we thought about doing the tiles ourselves (or having them done). My fiancé then said that we would get a tight time window, it has to be finished by then. Meaning screed drying. Then one week time, then the installer comes! Do the electrical work yourself. The master electrician inspects it. Who takes on the warranty then?

So, I definitely do not pay any commitment fees. My bank provides me with a loan amount which I draw down as needed. I then pay interest on the amounts drawn. When the house is finished and I, for example, have 30,000 EUR left, I can decide whether I still want the money or not. Even then, I have enough time. An example: It was the same for my neighbor, he built four years ago and had 35,000 EUR left at the end, which is still available today and he has not paid a single cent for it! It's just a small "Dorfbank" where everyone knows each other and everyone is still just like you and me!

Well, the question is what loan interest rate you pay there. Whether village bank or big bank, none of them live on air and love ;-)

And why should a bank just grant me the option for more money?
