Dear forum community,
we are at the beginning of our house planning and are not yet quite sure how we want to orient the main living area on the ground floor with kitchen/dining/living room and where we should place the window surfaces.
We plan to replace the old building on the plot marked in red in the attachment with a new building. The building will have two full floors and the base will be quite square, about 12m x 12m. There is no development plan, i.e. §34 of the Building Code applies and 3m distance to both neighbors. We assume that we have to continue the line of the neighboring buildings towards the street, i.e. the building will stand in the place of the current one and will be somewhat longer towards the garden. Towards the street, which is not heavily trafficked, there will be about 5m of space.
What is important to us:
Especially 1./2. and 3. seem somewhat contradictory to me at the moment.
Are there any ideas and experiences with such a constellation? What should we consider during the planning?

What is important to us:
[*]We want it to be nicely bright in the house, especially in the main living area, in all seasons, but particularly from late autumn to spring.
[*]On the other hand, we do not want to be sitting on a "presentation plate" on the ground floor towards the street to the south and also towards the neighbors on both sides.
[*]The garden to the northeast is large, especially because the garden of the northern neighbors directly adjoins there. This would therefore be the preferred choice in terms of view and privacy to plan larger window surfaces towards there.
