Opinions on land selection

Hello everyone,

we are facing the decision to buy a plot of land. Here are the basic details:





A plot of about 2,200m2 (784, 785, 787) is being sold. Because the whole thing is too expensive for us, it will be divided into three roughly equal parts. About 16m street frontage and 47-50m depth. (The boundaries in the drawing are not measured and are only for distinction.)

Parcel 784 will become a 3m wide private road so that the houses in the back can be reached.

Parcel 785 is the actual building land. A small stream flows here, and on the adjacent area – 5 meters from the easternmost end – nothing may be built or planted.

Parcel 787 is a slope with very tall trees. They can probably be felled or at least thinned out. Their roots partly protrude and some have already fallen over. To the west of 787 is a field.

786 is not yet for sale and is not yet building land. But it is supposed to be converted in about 10 years. South of 786 is a nature reserve.

The options are Plot I – north next to the apartment building. Then Plot II – in the middle. And Plot III – south; adjacent to 786.

There is no development plan. Our idea – city villa; 2 full floors should be possible.

We tend to choose Plot III => Probably 10 more years of peace. However, worries are now arising that in 10 years an investor will buy 786 and build an apartment building there.

On the other hand, there is Plot I. Next to it is already an apartment building, though to the north. And a green strip has already grown, which, at least from spring, serves as a visual screen.

What do you think? Which plot would you choose?

I don't think the middle plot is bad; it is probably wider than the southern plot. What is allowed to be built on the three plots? Maybe also a multi-family house?

16m street frontage is quite little. Can't you buy half?
I would still take the 3.

What does the fire department say about the ~50m long and 3m wide private road without a turning possibility? Garbage collection?

Are the costs for the development already included in the purchase price? The private road including utilities will cost around 70-80K€.

Find all 3 properties in order. I became alert regarding the topic of [Privatstraße], I believe that is not without issues.

Yes, currently an apartment building is also allowed to be built on the plots. Because there is one adjacent as well.
The plots are all the same width. I was just not very precise when marking them.



Unfortunately, that’s how it is. Sure, we can. With 100k more equity that would be possible.
However, then a neighbor would have to do the same.
Well, unfortunately we don’t have the additional equity.

The private road is listed in the ancillary costs.
But it’s not 80k, as the developer calculates.
The costs are shared by all three parties. A mutual right of way is granted.
Road and connections are now calculated with ~54k.

The garbage collection only goes as far as the turnaround of the current public road.
I don’t know about the fire department, but what I have found so far is that the width is OK – in NRW.
