Opinion on the offer of an architect

Hello everyone,

As part of the construction planning, I have requested offers from various architects up to and including the approval planning stage. It is a two-family house in the outskirts area in NRW as a replacement building for the main building on a farm with a planned 230sqm. Unfortunately, the architect who is familiar with construction projects in our area, especially in the outskirts, and who is our favorite, is not the cheapest.

Basic evaluation (reviewing documents + preliminary coordination with authorities) ~750
Preliminary design variants (3-4 different ones) ~4500
Cost estimate + review of funding eligibility Bafa/KfW ~450
Approval planning ~3000
(all net prices and stated as flat rates)

However, it is not further broken down here what exactly is included. What do you think about this?

Replacement construction in the outdoor area is typically not a case for an "Economy" fee level. Even with a rectangular gable roof house without a marble pool, it is not entirely trivial.

I agree with you, that’s why phases 1-4 are mandatory anyway with an architect who has experience with exactly such projects.

I am only surprised that it is especially flat rates that are not itemized or don’t have a detailed list of the included individual services.

Not exactly cheap, but within range - however, also a specialist for a specialty you requested (outdoor area).

We don't know much, but under the keywords HOAI and Rechner you will find a way to compare the offer.
