Ongoing additional costs, especially property tax

Hello,

in advance of clarifying the financing etc., we are currently dealing with the ongoing ancillary building costs that will come after the house construction is completed. There are few surprises so far (heating costs, water/sewage, waste, street cleaning, chimney sweep, insurances, etc.) - however, we are currently extremely shocked by the property tax... we hope we have miscalculated, otherwise we can forget about the project.

Plot size: 950 sqm
Standard land value according to the municipality: approx. 300 EUR/sqm
Planned size of the single-family house: approx. 200 sqm living area

Municipality multiplier B: 520%

If I naively calculate this, I arrive at an assessed value (land value plus building income value) of almost 720,000 EUR and thus a property tax of nearly 10,000 EUR p.a. - can that be correct?
So far, we have calculated about 1,000 EUR p.a., but not 10,000 EUR p.a.

I don't know what you calculated there, but 10,000 euros is certainly wrong.

You don't know the assessment basis or assumed something incorrect.

No panic

What would the house and property have been worth in 1935? then you come much closer to the truth.

In the end, you have to wait until the notice arrives

Wow; now I have found the corresponding passage; it is not about the value as of today; it is about the value as of annodazumal ;)

Then the whole thing should already look *significantly* more relaxed... then let's rather assume 50 EUR/month.

Let's see if the tax office might even be able to provide some guidance...

I'll join in here. We have been living in the new house for 1 year and still haven't received any property tax or sewage bill. Is that normal?
