Hello dear house building forum,

we are planning to build our single-family house in Saxony-Anhalt in 2018. Yesterday we received the offer. Could you possibly give us some feedback on whether it is good or rather less good.

The price is acceptable as far as I’m concerned. However, all ancillary construction costs are naturally missing; you only have the house price.

Two things: You get underfloor heating, so your towel radiator should get an electric heating element. Otherwise, it will only get slightly warm.

You don’t have a ventilation system included. Is that intentional? Better opt for a gas heating system + [Kontrollierte-Wohnraumlüftung] instead of building with a heat pump and without a ventilation system.

So that's only 1062€/sqm, which is never enough. On average, a price of 1500-1800€/sqm is calculated here in the forum. And you're far from that. For example, the term loose rock caught my attention in the deep drilling; what do you think you will find at depths of 50+ meters? It won't be Baltic Sea sand. And solid rock is much easier to drill anyway. You definitely need to be careful about that.

If they build it for you at that price... another 100k buffer and 30k incidental costs.

How anyone even remotely intends to comply with the energy saving ordinance with the house, let alone operate a heat pump economically, only they know.

Thank you very much for the answers. We are aware of the additional costs and estimate them with development (road, water, wastewater, electricity, and lifting system), outdoor facilities, and kitchen at 130K in addition to the offer. We will not use a geothermal heat pump until it has paid off compared to a condensing boiler. We will decide on solar thermal and condensing boiler.

The Energy Saving Ordinance is not a problem with the stone. The price is ok. The extras are expensive, leave out as many as possible. The towel radiator alone is over 500 gross. Our sanitary raider charged 150 for that.
