Offer for surveying reasonable?

Hello forum,

I have been eagerly reading along for weeks now and have learned a lot - thank you!

Now things are slowly getting serious for us. We have received the following offer from the GU for the surveying of our property (by the lake in the state of Brandenburg). There are three parcels of land and the one to be built on has about 1750 sqm. A house with a footprint of about 140 sqm and a living area of 260 sqm is planned, as well as a double garage.

Surveying property - site plan:
-> Determination of facts regarding land and soil
Official site plan according to the Brandenburg Building Submission Regulation for
a building plot with a building field size of 2,084.00 m2
-> Determination of facts regarding land and soil
-> Provision of geobase information from the Official
Real Estate Cadastre Information System (ALKIS®)
-> Presentation outputs from the evidence of the real estate cadastre
An excerpt as a cadastral map up to DIN A3
-> Real estate surveying - structural installations
-> Setting out of structural installations
-> Ground area and height verification
-> Setting out of the new structural installations according to § 72 Brandenburg Building Code for compliance with the specified ground area and height position
-> Fine staking out of the planned structural installation

The total price for this is 9,802 euros.

Is that a crime scene at your place? The offer reads like that. That is much too expensive. I hired my surveyors myself and paid a total of 2000 euros for everything. I just checked the invoices again. I would get other offers as well.

Does a subdivision survey still need to be done or are the boundaries already fixed?

Or does the general contractor recoup the costs for the subdivision survey in this way?

I recently had about 4.5 for all-in. But it also depends on the property, how many trees are surveyed, etc. etc. ... Brandenburg is not exactly easy in that regard

The property is full of trees, almost all of which are supposed to remain. It is approximately 20x100m. I read somewhere that billing is also done according to the boundary length and standard land value (a sporty 650€ here). The property was previously built on and nothing is being divided.

I would really find it a shame if the offer is extremely overpriced, because then I would have to look for a new general contractor. The trust would then be gone. I'll ask about the surveyor’s offer. As far as I know, they are only allowed to bill according to the fee schedule.

I also consider the offer to be ambitiously high. Actually ask about the assessment bases. The site plan is based on area and value (and number of parcels). And the survey is based on the building value. If both are set high, the price will correspondingly increase. The fine staking is freely negotiable.

I have paid 2800 in the state of Brandenburg for our building permit (for the surveying office), (site plan creation, surveying and construction site setup).
