Hello everyone,
we are planning a single-family house in the district of Altötting (Upper Bavaria). We have received the following offer from a "building contractor" (or something like an architect):
Project:
Single-family house according to Kfw55 standard
Windows triple glazing (aluminum-wood)
Underfloor heating (incl. basement)
Basement with white tank
Heat pump
House ventilation with heat recovery
Solid construction (Poroton bricks)
Living area approx. 150m² (approx. 9 * 12m, one story)
Wood stove in the living room
Double garage
22° pitched roof
Services:
- Planning your house according to your ideas and wishes
- Preparation of an application plan including 3-D simulation
- Preparation of the working plan at a scale of 1:50
- Calculation of quantities for the specifications
- Tendering of the required craftsmen services
- Checking incoming offers for accuracy
- Searching for cost-effective alternatives
- Preparation of schedules taking into account own services
- Instruction, coordination of craftsmen
- Handling the construction site according to your wishes and ideas
- Checking and releasing invoices
- Constant construction cost control
- Acceptance of the services of those involved in the construction
- Handover of the property
- Personal support during and also after completion of the house
"My offer for application planning and construction management including all of the above services up to turnkey (usually service phases 1-9 HOAI, according to fee zone III, minimum rate (31,000 €)
18,000 € gross incl. 19% VAT flat rate
Based on 280,000 € construction sum
Approximately 40% discount is included.
Included are all official procedures and necessary formalities, e.g. with the building department of the city."
The company was recommended to us by other builders. The first impression of the company / the employees is very likeable, friendly and committed. We will receive other offers as well. However, I could well imagine accepting this offer.
What is your opinion on this?
