Obtain quotes from construction companies

Hello dear forum,

since we have now reserved a plot of land, we would like to get some offers.

The question arises, what is best: to request all offers as turnkey or from the outset only request an offer for the trades that we ultimately want to award.

We have heard different opinions about this, some say to have everything offered turnkey and then remove what is to be done as own work (of course before signing the contract) or others say to only have what is really desired offered.

It would be nice to hear a few "professional" opinions here

If you want to do EL, what is the point of including them in the offer only to deduct them later? Under certain circumstances, some companies may not want the EL to be carried out?! I would state it that way when obtaining the offer.

so we are about to start building a house soon as well. I am having the plan made by a well-known architect and then I choose from my circle of acquaintances the companies that are best suited for their trade. I also work in the trades and have already done the electrical work on several turnkey houses. I think that a lot of botched and cheap work is done in turnkey construction. Find a responsible person (or several) for each area for the respective trade and conduct price negotiations. There is always room for something.....

The pros and cons depend heavily on one's personal preferences and available time. If you have a reliable general contractor who can refer to numerous reference projects and is neither legally encumbered nor showing weaknesses in solvency, you can encounter solid subcontractors, especially with regional providers. The latter do not botch their work, as they have a reputation to lose in the region. Frequent botching in construction is too generalized and inaccurate. A good client is present, and with an experienced construction manager, turnkey can be quite an interesting option. Those who want to contract each trade individually can save money, but must be aware of the time commitment and initially bear the risk of delays alone. I am currently building with a general contractor and feel comfortable in my role as the client. Considering everything that remained my responsibility despite the relief, I am repeatedly glad that I decided against the role of the construction manager. After all, the construction should not become a stress test, because working full-time, taking care of family and friends, and relaxation are more important than a years-long construction project and potential savings.

Hello,

best to look for architects, have planning done, award services according to the specification yourself, have construction supervision done and go through the construction phase worry-free

or have it offered turnkey with expert support from the beginning

Yes, as I already wrote, we heard very different opinions on this matter (also from a civil engineer, who always advised to consult experts). That’s why I asked this question here.

We also understand that something is always possible And we also don’t believe in taking all trades from one provider.

Sure, there are solid BU insurances, and not everyone does shoddy work..... you can’t generalize. But I think, at least in our case, we have a lot of trades that we want/can do ourselves or can assign to relatives. Therefore, a complete offer wouldn’t really be worthwhile for us, but these differing opinions really confused us.

Thanks for your opinion, but an architect alone is not an option for us - nothing against architects! And we can handle the construction supervision ourselves - my husband comes from the crafts sector and we want to build basically just around the corner. So I can drop by there several times a day.
