Sometimes I wonder if banks even know how they evaluate

I appreciate this information. And yes, I am not directly affected either.

Yes indeed, I have even financed afterward and am basically on the home stretch. I found it interesting. Within 6 years, our property was valued about 40% higher.

The buyer's bank, from my sister's house, also wants to see the house and justified it in the same way with the above calculation. He said that without an inspection by the bank, the property is generally discounted by 10%, and thus the loan for the customer would change.

He said that it has also been mandatory for 1 year now that the bank sees the property and documents it visually..

I don't think so. We just bought a house, the bank didn't want to see it. When refinancing our other house, the bank at least wanted some photos, or took some from the outside. But no one wanted to go inside in either case (with the first house, luckily, one has to say, since it's a permanent construction site).

Hey Elina,

legally, banks are obliged to do so.
BUT
for example, ING sends someone who takes a photo from the car while driving by, so the bank documents that the house exists and also has a photo of it,
thus fulfilling legal requirements.

without you noticing anything about it
