Notary appointment for property purchase with equity. Bank still wants to get involved

Hello everyone,

We finally have a notary appointment for the land purchase.
The land is fully developed and we are buying directly from the municipality with 100% equity.

The financing has already been signed. Back then, the banker mentioned that we should get in touch before the notary appointment so they can prepare.
Probably to have the mortgage registered immediately.

Do we have any advantages or disadvantages because of this? Or are we just saving another appointment at the notary?

I am increasingly noticing that 'asking questions' where it is appropriate is going out of fashion.

What, do you think, where and why to "save" on it?; not around every corner lurks a villain!

I don't think the bank wants to come to the notary appointment. If they do, that would be quite a joke and I would be happy to receive the name of this bank via PM. The bank will provide you with a mortgage deed and the notary will forward the resulting document.

But why do you need a bank with 100% and direct purchase from the municipality??? Or am I missing something?

Of course, we want to build a house on the property and have secured financing for it. Sorry for the confusion :oops:

we were unsure and therefore asked a question. if this annoys someone on the xxx, they don’t have to comment, it doesn’t help the person asking at all!

The banker probably expressed himself awkwardly. This is just a small town here... the bank and the notary are 150 meters apart as the crow flies. We will inform the bank and see what happens in two weeks.

Just ask, it might simply be their standard procedure. It might even make sense if there are price advantages. If the notary is already working, the registration of the [Grundschuled] might be cheaper if it is done directly? But that's just a thought of mine. Conversely: Is it worth including the [Grundschule] already when its amount is clear?
