Hello everyone,
my wife and I are interested in an existing property. We have not yet viewed the property and want to do so soon, so we want to get some preliminary information. Contact with the realtor has provided the following information in advance:
Location and plot:
Very rural location in NRW near the Dutch border, highway within hearing distance. No immediate neighbors, but a football club directly opposite. The plot is over 2,700 sqm and designed to be low-maintenance.
House:
It is a prefabricated house from the company Nordhaus from 1979. It has a gable roof and slate cladding in the upper area.
Living space 154 sqm. Modernizations have been made inside over the years, gas heating from 2014. It also appears well maintained in the pictures. There have been no renovations or modernizations on the exterior so far except for the replacement of some windows.
There is a small masonry extension and a small hall where 2 vehicles + tools can fit (masonry from mid-1980s).
Cost point just under 500,000.
After contact with the realtor, it was openly stated that the basement is damp. Due to the rising groundwater level, several houses in the region are apparently affected. However, it can only be renovated from the inside; excavation and access from the outside is simply not possible. I would estimate the repair costs at roughly €40,000 to seal the basement.
Basically, the plot is already very close to our ideal Vorstellungen. What speaks against it is the football club on the other side of the street. It could possibly get loud during matches on weekends.
What I cannot assess, however, is the prefabricated house. I have contacted the company Nordhaus and hope to get information from the year of construction regarding pollutants.
But how things look behind the facade cannot be judged either. If the basement walls are now wet, how far does that extend upwards to the wood, etc.?
So far, we have only lived in apartments that were solidly built; here there were already differences in sound insulation within the apartments due to the year of construction. If a house only consists of a timber frame and drywall, I fear that if someone watches TV in the living room, it will be heard throughout the whole house. Or if you go to the toilet^^
Does anyone here have experience and can dispel my concerns?
The standard land value should be around 300,000. Realistically, though, you cannot get such a plot in the area for that money.
What would be your initial assessment based on the description? Purchase price + additional costs and basement are therefore roughly 600,000.
Money to demolish the existing house and build a new one is then no longer available :)
