Hello,
we have searched for a long time and have now decided on a property:
For the medical practice, which is to move into the ground floor, it is a TOP location.
For the rental apartments above (6-9 units planned), unfortunately not a TOP location.
The current noise report has shown that a ventilation system must be installed (which we had planned anyway).
But: The balconies on the south side facing the federal road would also need to be soundproofed (e.g., with glass).
Now we are considering to what extent balconies can be built on the north, northeast, or northwest sides.
How do you see the rental prospects?
It is a small town (not a big city, where people might not mind).
The rent would have to be at least 8 EUR / sqm.
The average for new buildings in TOP locations here is 8.50 EUR.
The city apparently wants to "warn" us against realizing such a large project at this location.
What is your opinion on this?
