A few days ago I received a first offer for a house, exactly as I would like to build it.

The house is not a KFW house, because with the wall construction it’s not possible (I consciously accept that).
I’m not even sure that the Energy Saving Ordinance will be fulfilled.
The costs were given in writing as "about 265,000 Euros." Is that realistic? It seems cheap to me. Where are the hidden costs waiting? Where should I examine the construction description more closely?
Without your nice to haves, I already come to EUR 270,000. So somewhere there’s a “worm,” because nobody is giving anything away for free!
Go with your offer and BB to someone who knows about this. He or she will be able to tell you exactly what the low offer price is based on and what other costs will come your way.
I’m calculating about 10,000 for the house connection, 6,000 for ancillary purchase costs of the plot, 10,000 for a kitchen. Then there would be the exterior facilities, the costs for moving etc. and a buffer for “eventualities.”
Better calculate EUR 40,000 for secondary building costs, EUR 20,000+ for exterior facilities, EUR 10,000+ for a kitchen and EUR 10,000+ for extras.
