Hello everyone,

we have purchased a plot of land in a new development area. Next to us are other plots, with the one to the north being somewhat larger. It was said that a semi-detached house will presumably be built here. In the development plan and the documents from the notary, this plot is also recorded as a single parcel. So far so good.

Now we have completed our house and had it surveyed. The cadastral office has now sent the documents, and from one parcel next to us, there are now four parcels: X/1, X/2, X/3, and X/4. Instead of one semi-detached house, there are now two semi-detached houses.

My question is whether this is allowed just like that. Since an investor is building here, of course they are maximizing the use of the area.

Best regards, MG

This is the usual fate of building plots. About two years ago, I had building plots between 220 and 660 sqm on the market – far from the conditions in Munich or Stuttgart – for under 250 euros per square meter. Except for the two smallest plots, most inquiries wanted to know if the plots could be halved. Someone must have gone easy on people whose eagerness to build and budget are out of proportion – and no house provider wants to miss out on serving these customers. But be glad: better (possibly even nice) neighbors in houses that would be questionably large enough for themselves than plots left undeveloped for a long time. This way, at least your building area will be finished soon.

That’s true. We have 3-4 plots that are not being sold by the city, and where the owner now doesn’t want to sell because the price is still too low for him. The price is already very high for our conditions anyway. Now there is such a gap... I hope at least the plots will be maintained and not become a weed collection basin.

Where do you think the limit is, from when is it allowed to build, from 300,000 or 400,000.. or from 5,000 net per month?
