we sold an inherited house with 1500sqm in the city. unfortunately, it was on a main road and despite the great condition of the house had a value under 70k. now after 2 years the main road is being redirected and the street is suddenly close to the center and yet quieter. suddenly price +50%...

in the end noise is always a tricky thing...

Of course without knowing the property - in my opinion, the reason for the price difference most likely stems from the lower backlog of renovations (although this can really only be assessed if both properties have been viewed [preferably with experts]).



What means by the question: If the named (village) main street is little used (maybe a tractor or three cars per hour), this is unlikely to affect the price. However, if a well-trafficked federal road runs through the village, this would indeed be a decisive reason for such a price reduction.

I would evaluate the house and not speculate:

whether you get more... maybe, are you good if you ask for more?
all questions that no one can answer.

Wüstenrot also wants to earn here... they get a 4% commission and therefore ask for more. You also have to negotiate here. Just offer as much as the private seller wants, then see if Wüstenrot lowers the price
