Narrow plot and fencing - assistance

Hello,

We have been offered a plot of land at short notice from a neighboring community.
Pros
- 437 sqm
- very low price
- new development area
- edge of the field location facing southeast
- plot ratio 0.4
Cons
- However, it is quite elongated and therefore rather narrow - approx. 16x27 m.
- FH max 7.5 m, WH max 4.5 m

Due to the elongated shape, I can only imagine a garage/house in the upper/rear half as marked (red).
This leads to the main garden not being behind the house (towards the field), but southwest beside the house over the entire depth of the plot.
Now comes my problem: A private garden where you can feel comfortable is very important to us. However, the development plan only allows an 80 cm enclosure (fence/hedge) along the north side (street) and possibly also on the south side (field path).
I can only go higher if I build the enclosure within the building area, which each has about a 2.5 m distance from the long sides. But that would mean losing half of the garden and having a useless front garden. Or alternatively, with a low enclosure, people can look straight through from the street to the field.

Does anyone have an idea or suggestion on how to solve this?
We don’t want anything special - currently thinking of a classic house structure of about 8x11 m.

I would plant a hedge and let it grow taller than 80cm, hoping that no one comes to check or that no neighbor snitches on me. Otherwise, live with the restriction or look for another property. If you plan the terrace on the west side of the house, you can at least install a privacy screen facing the street. With a plot length of 27m, you don’t have that many meters left for the garden to hide. 3-4m garage, 11m house, 3m terrace, then you have about 10m of garden left. What do you want to do there that no one is allowed to see?

Does the development plan not allow terrace partition walls? Usually up to 3 m.

Otherwise, only a permanently fixed structural solution is considered as fencing. Also consider side awnings, which are available up to 5 m in length - and they are not considered structural measures! However, they offer good privacy when needed....

why does "feeling comfortable" always mean "barricading"? I don't understand... put up a privacy screen on the terrace so you can eat unseen or place a deck chair. For the rest of the garden, I would put up an 80cm rod lattice fence for space reasons and cover it with ivy, that will be nicely green, it's eco-friendly because many animals like it, and it doesn't take up much space. The rest of the property can then be planted with taller bushes and/or trees... As if you were so interesting that the neighbors would have nothing better to do than watch every picking in the garden... Don't take it (too) personally, I actually always think that when I see walled-up gardens.
