My first floor plan

Hello, I’m planning to build a house next year, and I’m still at the very beginning of the planning process. Before I visit an architect, I thought I’d create a floor plan myself and ask what you think about it. So here is my floor plan, south is at the bottom, the street is on the west side. I’m planning to build without a basement, the heating will come from an outbuilding, and there will probably also be a small wood stove. The house will have a gable roof, I was thinking about a knee wall of about 1.4m, and a dormer above the bay window. The two "green" rooms on the first floor I would initially leave unfinished; they should be suitable as children’s rooms. Criticism is welcome :)

define "leave unfinished". Do you mean with that shell construction, uninsulated, etc. or do you only mean without floor covering and wallpaper. In the first case, I seriously doubt that it works. I'm just saying Energy Saving Ordinance. Then you would have to insulate the interior walls and that certainly wouldn't be the purpose of this :-)

On the ground floor, I always criticize this kitchen-dining-living variant because you always have to squeeze past the table to get to the terrace. For me, with children, simply a no-go when I consider how often my kids run in and out in the summer. With the kitchen island, it could also get quite tight at this point. Just imagine the terrace door is open and someone is cooking.

I quite like the upper floor except for the entrance to the bathroom. That might get a bit tight, especially if someone is standing at the sink. And in your place, I would skip the balcony and rather enlarge the office instead. The balcony won't be used anyway - it's money down the drain.

Yes, I only mean without flooring/wallpaper. You might be right about the balcony, we'll see. Well, then I'll think about the bathroom and the terrace access...

Even if you only leave out the flooring and the wallpaper, I would almost bet that you will quickly catch up on this once you have moved in. The fine dust that is generated there should not be underestimated and passes through the doors :-)
