Must property management be transparent for all owners?

Good day. In our small residential complex (6 units) there is a small property management. The chairman is a "buddy" of the property management. I apparently have no say.

But: May I, as one of the owners, know the following?
- Status of the maintenance fee (i.e., statement)? When? At any time or only at the end of the year? Against a copy?
- Review/view of the contractor invoice? Billing for pellets? etc.?

How transparent is this usually handled? If I ask in the group, I will probably be accused of "distrust" towards the property management and the chairman... But I need to know if I have the right.

Thank you very much
Erika

The administration is of course accountable for your money. At least once a year, there is a complete statement with all costs, etc., and in case of distrust, you can of course also request receipts. If the administrator is also an owner and payer, he probably has a greater interest in keeping everything cheap :)

Swinging the legal club here will definitely backfire.
Rule 1: don't sue your neighbor
No matter what it is, you will lose. And even if he constantly starts the chainsaw at night...

What the property managers always forget is they work for you.

Basically, you always have the right to view the figures, but it is naturally an effort for the administrator if 5 other owners ask every few days for this or that invoice/statement. Moreover, the question arises as to what you want to do with an interim value if some items are not yet known because they are only settled at the end of the year.

For this reason, there is the annual statement and meeting, at which you have the same rights as everyone else. However, if you want to see/check every single invoice, you will quickly make yourself friends, because the administrator has been given a certain scope of action, namely that he can (and must!) dispose of, for example, sum xy per individual order or a sum z per year without having to convene a meeting and vote every time.

Best regards Dirk Grafe

Good evening, Mrs. Bauer,

Is this based only on assumption?!

Do not always judge beforehand! :)
