Multigenerational house / semi-detached house - technical separation of house systems

Hello dear experts,

I am currently planning a multi-generational house for two parties. The building will consist of two differently sized halves. The smaller of the two halves is intended for my parents and should optionally be rentable in the future and function independently within the framework of a tenancy. A completely autonomous setup (e.g. separate heating) for the case of a sale is not planned.

Now I have some questions regarding building services technology, specifically concerning the design and scope. Where can costs potentially be saved, and is a different design required for the phase in which we live together (own half + parents) and the phase afterwards (own half + tenant).

Below I would like to briefly list my ideas in bullet points to stimulate discussion on the individual details:

1. Shared gas heating / storage with correspondingly large dimensioning for both parties!

2. Our own half should have a water-based fireplace to support heating. The parents’ half will have a conventional one.

3. Separate consumption metering for electricity and water. Is spatially separate arrangement of meters necessary/useful? Is a main sub-distribution the right way here?

4. Telekom / Internet. Initially, a shared connection should be planned. In the later rental scenario, this must be separated.

Perhaps you have further suggestions and ideas to bring the described concept on the right track both functionally and economically.

1 logical 2 don't know if something like that makes sense 3 of course! What happens if tenants are inside. Do you tear everything out? Install water meters and heat meters in each unit. Separate electricity for each unit. Report electricity and water meters to the supplier yourself and split the units yourselves. You are then the house community towards the supplier 4 yes
