I would appreciate receiving input on what needs to be done with the corner. Ground floor, detached house, built in 1968. Many thanks!



There is also water damage on the flat roof. There is a larger spot as well as a smaller one.


And here is the smaller damage as well



How much effort is required to fix everything here?

That is quite little information with photos that are dependent or independent. Without information. I hope that you will be more informative with your building expert, although he can examine everything on site and identify the cause.

The corner looks as if a cabinet or something similar had stood on the carpet. This greatly restricted air circulation behind it. The wall is probably built to the energy standard of 1968, so it is poor. Therefore, a high air exchange and higher room temperatures are necessary to prevent moisture from condensing there. The damp spot will eventually (quite quickly) start to mold. You can fix this by not placing cabinets in exterior corners and always leaving at least 5 cm of air behind furniture on exterior walls.

If the roof is leaking, you have to work from the outside, no matter how large the spot inside is. If you're lucky, it's a leak at some penetration. But with 1968 construction, I would simply plan to re-insulate and seal the entire roof.

I have also read something about roof insulation and it was not quite clear to me when it is not recommended. Can you always do it or only as part of an overall energy concept?

I would plan to completely reroof and insulate the entire roof given the year of construction (1968). Insulation is mandatory when renewing the roofing anyway and can/should also be done independently of other work.

Creating an overall concept / renovation roadmap is generally a good idea, especially for laypersons.
