Mold already during the drying phase of the screed?

Hello everyone,

we are currently in the drying phase of the screed, which was started on Monday by heating according to the drying program.

Unfortunately, since last summer we have had an issue with water ingress, as the developer did not consider themselves able to prevent water from entering from the roof terrace!
The terrace is still not properly sealed as of today, and the drainage of the roof terrace has not been carried out professionally either.

An expert was already here in October/November who also wrote a corresponding report, and we have forwarded this report to the responsible company.
Our question, whether a construction dryer would have made sense already in November/December, was consistently denied.

As of today, we now have the situation that we have things on the areas of the walls that have been soaked by rain since summer, which look like mold.
Or, could it be that this comes from the heating? I am not an expert here and am building my first house. :(

Unfortunately, the responsible company has not communicated with us since October, and even registered mail with return receipt remains consistently unanswered. An appointment with the lawyer due to various other issues is next Monday. But this is just by the way.

Can you report something about the ventilation/airing?

To me as a layman, it looks like mold, but not primarily because of the roof terrace, rather as if it were a fundamental ventilation deficit during or after the plaster and screed application.

I agree with my predecessor. Ventilation deficits. Who is the client? Developer? Then the OP buys a finished building from them, and the developer as the client is responsible for ventilation. Or is the OP the client? And the developer more of a construction company commissioned by them? Then it looks to me as if the client has not taken care of their construction and is now surprised by the consequences. I may be mistaken, but that is my first impression. Karsten

Hello everyone,

we are the client and during the first drying phase (before heating up) we aired out by fully opening the windows twice daily for about 30 minutes each time, and now in the heating phase 3-4 times daily (as far as possible) for 15 minutes.

The BU doesn't care a damn about the construction. But as already mentioned, that's another topic.

We received these ventilation instructions from the site manager.

Well, my information was different back then. I was supposed to have constant cross-ventilation in the house during the drying phase. And also heat with open windows during the screed heating phase. Our windows were practically open all the time, and once a day I did additional shock ventilation around the house. Usually around 5 p.m. If [Schimmel], it should be dead. Danklorix diluted one to five with water kills it. Definitely. Be careful with your pants and such. It can quickly cause holes there.
