Does the 3m minimum distance apply from the base slab? I would like to design the base slab 10cm larger and later add brick facing, while maintaining 3m to the building wall and later reducing to only 2.90m with the brick facing due to paragraph 14 of the NRW building regulations. Is it possible that the 10cm overhang of the base slab does not count towards the building boundary? Best regards Simon

What would be the purpose of that?


I have never had such a case, but intuitively I would say that this is only feasible with a setback of the house (which is counterproductive) or a building encumbrance from the neighbor. Maybe Dirk can provide more reliable information here.

So that the foundation for the later clinker can already be provided. That's why the question whether the foundation can already be extended during the house construction independently of the 3m. After all, it's not living space, less than 3m, less than 2m. And then 6 months after the house is finished, clinker would be applied, because according to this paragraph it should be allowed, but I don't want to take any risks now either. Quote, (14) For existing buildings, the subsequent cladding or facing of exterior walls as well as the subsequent raising of the roof covering are permitted if the construction measure serves to improve thermal insulation and if the thickness of the cladding or facing or the raising of the roof covering does not exceed 0.25 m and the remaining distance to the neighbor boundary is at least 2.50 m. Furthermore, lower depths of the clearance distances can be permitted taking into account neighborly concerns and fire protection concerns if the construction measure serves to improve thermal insulation. Sentences 1 and 2 also apply to exterior walls whose clearance area does not comply with paragraph 5.

Improvement of thermal insulation? So you are planning and building a house compliant with the Energy Saving Ordinance (monolithic or with [WDVS]?) and want to subsequently market the clinker as a thermal insulation measure?

Yes, with ETICS, yes that's exactly what I would like. The question is how realistic that is?
