As an investor, I can say apples and oranges. Every small investor would have to invest a lot of time to actively manage their portfolio. And please don't come now with savings plans and the rest of that nonsense.

Sorry, but this statement has been disproved multiple times. Real estate prices have long decoupled from falling interest rates. The interest rate remains in a certain range for quite some time, while prices rise. There are numerous studies from banks showing that the volumes of loans taken out are increasing.

Well, interest rates have fallen much faster than prices have risen. There is still some catching up to do... However, in my opinion, prices won't go up much more now.
