Hello dear forum,

Next week we will finally finalize our land purchase.
1400 square meters (actually too big)
No development plan (thus later can be divided)
Fully developed
Completely level
We pay 50€ per square meter to a private seller.

We are still uncertain whether to build solid or using timber frame construction.
For the timber frame option, after visiting the model house world, we have focused on Fingerhaus or Hanse Haus. Are both manufacturers recommended?
We especially liked the layout of the Sento 402 from Fingerhaus.

Important to us would be:
About 160 square meters of living space
A study on the ground floor
No basement

So relatively standard. As a reference, kitchen and living room are newly purchased in the current apartment at the partner’s parents’ house (120 square meters).
Of course, these should be included.
Therefore, the living/dining area would need to be adapted and definitely separated by a sliding door etc.
I would like to have a separation there.

We have set a budget of about 420,000
including land (70,000).
Own equity available about 30,000.

Household net income about 4,800 € (increasing, since one public servant job, special repayments every year with commission payment from the other job).

No time pressure as we live with the parents.
Land is 4 streets away.

But we’re itching to start, end of 2021/mid 2022 would be desirable.

In your opinion, is it possible to build solidly?
Are there any recommendations in Middle Hesse area/Giessen/Wetzlar/Limburg?

Start or move in? Moving in this year will be difficult. The construction companies all have fully booked order books; you should expect about 1 year from the building permit. And getting the permit also takes some time.

Otherwise:
- Budget is tight. After the land, you still have 350,000€ left, from which additional building costs (40-50,000), outdoor facilities, garage, garden shed must be deducted. That leaves you with well under 300,000€ just for the house. With 160 sqm, that is well under 2000€ per square meter, and that is only possible with a lot of own work.
- Equity is quite low; definitely finance the land flexibly so you don’t bind yourself to a bank. Otherwise, with your income something is certainly doable, but also plan honestly for parental leave, possibly part-time later if the children are not yet there.
- For a separation between living and dining, the Sento is only conditionally suitable. The living room gets most of its light from the dining area, and if you put a wall there, it becomes problematic.
- Whether solid or timber frame doesn’t matter much at first. You can build beautiful houses with both. But with solid construction you have better chances of finding smaller regional construction companies that don’t have to support 15 show homes including sales representatives. Timber houses from the carpentry trade tend to be in the higher price segment in my experience. With your budget, that is rather problematic.
- Start first with the floor plan. What rooms do you need, how big must they be, and so on.
- Since you have quite special requirements for some rooms (living room, kitchen must be included), you will certainly have some problems accommodating that with a prefabricated house from a catalog.

We built in the neighboring district MR with a company from LDK and had good experiences all around. Unfortunately, it is not allowed to post links here. Therefore, I recommend googling house construction Herborn and finding something on Hohen Straße. Wishing you much success!

That is quite an original interpretation. At the very least, you probably don’t need to warn against either, and they both build, also in terms of taste, for the same clientele. Regarding solid construction builders, if I remember correctly, is quite satisfied with Weton (Limburg area).

At least someone could still build in the second row, this was confirmed to us... But I rather think that we don’t want that ourselves. Weton looks interesting how are they priced? I hadn’t really included the landscaping in the budget. Equity is about 50K available, but I would like to keep some as a buffer and not "pour it all in." As I said, these are first considerations. Outdoor areas done in-house don't have to be expensive. For example, if you use seeds instead of sod, you save a few hundred euros. Paving the terrace, driveway, and paths yourself isn't rocket science, but it does cost a bit. However, with clever property planning, you can save some space. A certain buffer in equity is sensible in case the construction unexpectedly becomes more expensive or someone hits your car at an unfavorable moment. With your low equity ratio, though, this is a double-edged sword because banks charge for financing with less equity. You'll just have to see, when it gets concrete, whether having €10,000 more in equity might help you cross some threshold.
