Hello!

We live and work in Germany and are currently looking for a bank in Germany that finances our house construction in Austria. The plot of land there is already available and free of encumbrances.

Is anyone perhaps in a similar situation and can recommend a bank that provides financing in such a case? Our house bank informed us that loans for house construction abroad are only granted with simultaneous collateral with a property in Germany.

Thank you!

Contact the local Raiffeisenbank in Austria. I am sure they can help you. Where is it? Vorarlberg / Tyrol?

Yes, we also inquired there, financing in Austria would probably not be a problem. However, the loan conditions in Germany seem to be better, which is why we would prefer financing in DE.

The registration of the land charge abroad seems interesting to me. How is the Deutsche Bank supposed to seize the property in case of non-fulfillment of the credit agreement?!

Just like the Austrian bank. Therefore, the corresponding expertise is needed there.

I attribute the greatest success to the border-area local banks, followed by the large banks, most likely Deutsche Bank there. Maybe you also get lucky with a regional building society that is familiar with holiday home financing.

But the difference can't be that big, can it, or what do you expect as terms for foreign financing (including additional risk).

I don't think it's worth it.
