Hello, I have a problem! We intend to build a log house on our property. The house is to be built from 70 mm logs. An additional option is a doubling with 100 mm thick mineral wool and a 35 mm thick log shell. The house is initially only to be occupied temporarily, but later intended as a permanent residence. A gas condensing boiler and radiators are planned for heating. What do you think about that, is the insulation sufficient and does it comply with the applicable thermal insulation regulation? Regards, Schmadding

We are currently asking ourselves the same question. We have found a log cabin with 90 mm logs and would insulate it independently with mineral wool and an outer shell. One front consists practically only of windows, which are insulated. I am currently in contact with the building authority and was also pointed out again that an energy certificate is only required for temporary occupancy. I am currently waiting for feedback from the manufacturer to see if they can provide me with information... We would appreciate further experiences.

Residential building is residential building. That means you must at least comply with the [Energieeinsparverordnung]. Whether or how often someone lives there does not matter. Only with a gas heating system without renewable energies is then only possible with biogas.

That would also be our wish. Either with insulation package or self-insulate (mineral wool/glass wool) plus exterior cladding. According to the manufacturer, floor insulation and moisture protection as well as roof insulation would also be important. The question is how to prove that the Energy Saving Ordinance is then fulfilled?

The thermal insulation certificate is surely also part of the necessary building permit for you. Who submits the building application? If you have an architect for your garden house, then he should take care of it. He also has to do the drainage planning etc. You can't just build like that. It doesn't matter whether you are building the 500sqm luxury villa or a small log cabin. The legal requirements are the same ==> building application, statics, drainage, development, thermal insulation certificate, compliance with the energy saving ordinance, etc.

Yes exactly, according to the manufacturer there is supposedly a service for this, which then submits the building application. (Application, statics at least). Drainage, energy saving regulations, etc. they can hardly do if they don't have information on how the land is developed and to what extent I realize the insulation myself. That is also what I am currently stumbling over. Perhaps the manufacturer can at least provide me with the application and statics, and I would then have to complete the rest myself or have it completed by the architect.
