Location of the house, parking space & driveway on the property?

The side path seems to me to provide access to the field behind the property, where grain probably grows. This path would then also have to be sufficient once a year for a combine harvester. It must not be too narrow, otherwise the little house builder’s fence will be gone. Is that correct? Variant two preserves the property the most, requires the least paving, and one could even place the two parking spaces one behind the other parallel to the path. Or as angled parking. Karsten

In the north, as can be seen in the picture, there is currently a view of a field that goes up the hill. So nothing worth seeing. In this direction, an expansion of the construction area might take place in a few years. Hence also the side street. And yes, it is allowed to connect from the side.

Edit: The combine harvester could use this road, but there is also a field path that provides access to the field. Therefore, it is unrealistic that the farmer would take the path through the residential area.

A field not worth seeing? The roe buck stands there at dusk, the doe leads out the fawns, the fox says goodnight to the hare, the buzzard circles and attacks the mouse, in spring and early summer spraying takes place, in July August harvest battle, in November the slurry is spread on it... nothing to see, you have an idea. Are there no restrictions due to a development plan?
- Building envelope (building lines, building boundaries)
- Areas for parking spaces and garages
- Floor area ratio
- Private green spaces
- ...

Thank you very much for the hint regarding the development plan! There is indeed such a plan, and unfortunately none of the variants we had in mind are possible according to it.

Here we probably approached the initial planning somewhat naively. :-(

I have attached the development plan. It concerns the plot with the number 3. Parking spaces may be built in the areas shaded in red. Additionally, numerous other building regulations, as you already mentioned, are specified.

Would you build under the given circumstances as in the draft from the planning office? Or place the house more towards the northeast?

Are building regulations fundamentally to be observed, or is there a possibility, possibly with good argumentation or with a lawyer, to challenge them?

I am well aware that we knew the development plan beforehand, but due to the situation on the property market we did not examine it more closely. We are glad to have found a plot at all and to have been awarded the contract. Now we want to make the best out of it.

Clear yes. Build as planned. The southeast south southwest area is free. Your neighbor, who is in 4, must choose the other ridge direction. If he's not completely stupid, he'll go southeast to get some western sun in the evening. If you stay in the NW, you're practically suggesting that to him. That way you both have a nice distance from each other. The driveway hardly works any other way for you, well, diagonal would be possible. Because of the streetlight. It's already there. Otherwise, a wonderful petty B plan, with tree requirements on every property.... they're already drawn in, those things, even the spots for them have been chosen, but it's probably not binding. The location, the pine tree is. And you have to comply with a B plan. Exceptions only of a technical nature, if necessary for construction, not aesthetic reasons. And a lawyer, against that, forget it, you knew the thing and bought, so you accepted it. Karsten
