The portion that is still provided will also not be repaid yet. Therefore, the rate with 3% interest per year is still lower than interest + repayment (for example 1% + 3%).

Today, a 1.8% commitment interest rate is common, which should not cause financial strain. Otherwise, I would doubt whether the person has the financial cushion to absorb construction cost increases. Even with 3%, it should still be manageable, as after one year the majority of the loan is usually drawn.

Provision interest p.a. 2%, so 0.16666 per month, correct? Repayment only starts from December 2023 According to the notarized contract, ready for occupancy at the latest 31.12.2023, completely end of January 2024

One more question while we're at it :) Are the dimensions on the light well the width and height (top and bottom measurement)?

I am concerned about the window size... in the other plans, the width and height are always indicated in the area of the windows as well. Or does this only refer to the [Lichtschachthöhe]?

The dimensions have nothing to do with the light well. Extend the lines downwards, then you will see that these are window dimensions.
