List of trades involved in a new construction

When reading construction diaries, one of the biggest challenges that stands out is that so many companies are involved in a construction project, and their schedules have to be coordinated with each other. It is even worse when a task is overlooked and the prerequisites for the next step are not met.

Therefore, I would find it helpful to create a list of the steps that belong (or can belong) to building a house. Maybe this will help some people notice something that they would have otherwise forgotten during construction or cost calculation.

If anyone notices something missing or incorrect, please comment. Additionally, I would like to add how to properly name the respective companies and work steps technically, to make searching via Google easier. I am assuming here that a plot of land is already owned and it is exactly clear how the house should look. It should also be clear that not everyone needs every step and sometimes several steps can be taken over by one company.

And yes, one should be able to rely on the construction managers, general contractors, etc. being familiar with these steps, but especially when it comes to cost calculations, it is certainly not a bad idea to go through such a list and check what is missing in the description of construction services.

List of work steps:
- Obtain documents for the plot: excerpt from the property register, development plan, information about encumbrances
- Soil survey
- Written preparation of the building application
- Planning the lighting (interior architect?)
- Planning the electrical system
- Submission and approval of the building application
- Creation of a construction site access road
- Securing the construction site
- Surveying
- Fine staking out
- Depending on the region, special reports (contaminant report for soil disposal, report on the absence of unexploded ordnance in areas bombed during WWII)
- Excavation
- Disposal of unusable soil
- Set up construction power
- Set up construction water connection
- Rent and set up portable toilets
- Debris containers for waste material (rubble, plastic...)
- For geothermal heating: drilling or earthworks
- Installation of empty conduits for utilities
- Construction of the basement/foundation slab
- Construction of a splash guard around the foundation
- Construction of the walls (bricklayers)
- Installation of the intermediate ceiling
- Construction stairs
- Construction of the roof frame (carpenters)
- Window installation
- Construction door
- Laying cables, switches, and sockets in the walls (electricians)
- Laying heating, domestic, and wastewater pipes (heating and plumbing company)
- If applicable, laying underfloor heating, installation of radiators
- Installation of the heating system
- Exterior insulation
- Façade plaster/brickwork
- If applicable, installation of solar thermal collectors for hot water
- If applicable, installation of solar panels for electricity
- Laying the screed
- Drywall installation
- Interior insulation
- Laying floor coverings and/or tiles (tilers)
- Plastering the walls (bricklayers)
- Painting the walls (painters) or wallpapering (wallpaperers)
- Exterior painting (painters)

If anyone corrects or adds something, I will update the list here.

Please not in this order. You really still have a lot of work ahead of you. You should do some better research✌

Yes, the order doesn't quite fit. Some trades also come to the construction site multiple times depending on progress.

By the way, roofers, roofers, and scaffolders would still be quite helpful, I didn't pay attention if anything else is missing..

Instead of construction diaries, I would recommend googling construction schedules.

I had assumed that here, as in most forums, you could also edit your posts... unfortunately, that does not seem to be the case.

: The answer is unfortunately not very helpful. If you know what else is missing, then please just say so. And if the order is wrong, then please say where. I am already aware that the list is not yet correct and complete, after all, I did not post here to show off my knowledge.

: Thanks, I had already noted scaffolding elsewhere but forgot it here. And I really had not considered the difference between roofers and tinsmiths yet. Thanks also for the tip with the search term "Bauzeitenplan", very helpful!

... like in most forums, you can edit within the first 10 minutes or so. However, once replies are there, editing is no longer practical because the text can then be completely changed and the existing replies no longer fit.

If your list were roughly correct, various things could be added. But so much is still missing that this thread will need another 10 pages. This is not meant offensively, you should definitely deal with the topic more intensively. You need various trades more often (backfilling, structural work —> drainage, scaffolding, plasterer). Various trades run more or less in parallel. Various trades need to rest in between (drying times).
