Land selection decision aid, experiences?

Hello everyone, due to the current interest rate and construction cost situations, there is again a large selection of available plots here. We are currently considering between the large plot at the bottom right, directly to the top right next to the multi-family building (which is shown as no longer available) or one of the upper middle plots. The lower one would be perfect if it were not directly next to the multi-family houses (which will be affordable housing). On the other hand, only 2 full floors are possible there, so the impact might be less severe than one might think? Although the floor area ratio is larger, but that is also clear. Due to the slope of the multi-family plots, the garden facing east should remain without shading. Also, the plots probably do not border directly on the property for this reason. Any parking spaces directly at the property boundary should not cause such a strong impact? I also think the multi-family houses will probably have balconies facing south. What do you think? Which plot would you choose? Am I overlooking something?

Oh, if I were skilled at something like that, I could have inserted it for you more neatly. I am pleasantly surprised that even the GIFs are legible in resolution. PDFs are especially not practical to open for mobile users. It's best to directly name the sources "Bebauungsplan Lingen/Ems zwischen Mühlenbach und Hessenweg" - NOT as links!!!

Thanks to for the pictures. However, they hardly help me at all, because with descriptions like large plot on the bottom right or something similar, I don't even start studying the map. It needs to have numbers on it.

What do you think? Which plot would you choose? Am I overlooking something?

I prefer the west side. But: What I would choose is quite irrelevant to you, because I probably have different needs. Ask yourself or let us know what you want. Do you want to make full use of the width with a static double garage attached, or something looser? Do you want many neighbors for sociability or rather not? Do you want a conventional two-story house (town villa style), then WA 1 is out. Do you want a sunny garden or do you prefer shaded gardens? Do you want a model house or are you open to another living concept besides the standard? Do you like or have children or do you dislike noise? Do you have a dog? Do you want a lot of photovoltaics on the roof? Do you want to spend money on a hedge to hide foreign parking spaces from view? The best thing is to sketch your ideas as a template house and garage with marked entrance and possible garden/terrace exit to the same scale as the plots and move the house back and forth. In the end, you can be happy with almost any plot, only very few consider the potential.
