I see the context the same way. The property must first be transferred to the heirs (free of charge for up to 2 years), because it can only be divided by the owners. In your case, this probably happened during an appointment with the notary; for the mere transfer after inheritance, a notary is not necessarily required. It is enough to present the certificate of inheritance at the land registry office.
