Difficult plot, only makes sense with an architect and if the location is a knockout.

Soil replacement is a complete lottery, the risk, afaik, fully transfers to the buyer upon purchase, meaning you are actually buying the famous pig in a poke. Even if you could still find the party responsible for the damage, you bear the full costs of disposal.

So it only pays off if you calculate the soil replacement at the maximum and still get a better purchase price/benefit than with comparable uncontaminated plots.
