Land prices in Northern Hesse (city and district of Kassel or similar)

Good day,

we have been on waiting lists for building plots in the district of Kassel and surrounding areas for some time. The prices, if known, are quite steep. In Fritzlar, for example, plots will be available from the 4th quarter of 2020 for about €140/sqm. There were plots available in Baunatal, much closer to Kassel, for this price two years ago. Nevertheless, we are interested in the plots in Fritzlar but have concerns that they are too expensive for the location (30 kilometers from Kassel city center).

My question is whether anyone has information about possible new development areas, especially in the commuter belt of Kassel, possibly even with price forecasts. Is there anyone in this forum with knowledge of the real estate market in Kassel and surroundings? I would greatly appreciate constructive feedback!

Just google "price per square meter Fritzlar," then you'll already have a starting point.
No one cares about prices from 2 years ago anymore.

You can count yourself lucky if you get to choose between several plots of land.
Nowadays, usually, there's hardly any time left to think about whether to buy a property or not if it's good.

140€ sounds reasonable to me for this area.
Are there many pre-registrations for these plots? If yes, you can be sure that most will sell quickly and "bam" you have a market price.
I wouldn't make it too dependent on the price, but rather on the location, size, and buildability!
I would NEVER buy the plot that I like second best just because it might be 30€/sqm cheaper!

Currently, there are about 90 people on the applicant list for 39 building plots. The chances are therefore not so bad, as some applicants have meanwhile found something else or have decided against it. The location is really great, on flat ground, and the development plan also corresponds to our ideas for a house. Thank you for your feedback.

The prices roughly correspond to the established standard land values; however, these cannot unfortunately be found for the reference date 01.01.2018 at first glance. One could then possibly see the development, but as a rule, you can be glad if you can acquire a plot of land within the range of the surrounding standard land values. On the private market, more is usually paid, since the [BRW] reflect the past and depending on the market, this can be better or worse.

The prices are primarily offer prices from the municipalities based on their costs, just take a look at how the [Bodenrichtwert] is in the area ([BORIS HESSEN])

Well then, be glad that everything fits. The 140€ might hurt at first, but as I said before: I wouldn’t want to make any compromises on the [Grundstück].
