Land division within the family and development

Hello,

my wife and I would like to buy a plot of land with a house in BW.

Regarding the matter:
The plot of land (1 marked in yellow) belongs to my father-in-law and his two siblings. All three are registered in the land register in equal shares.
On the plot (1) there is an old house (A), which is also to be sold to us. The old house (A) will probably be demolished and replaced by a new building.
The sales value for the plot AND the house is based on the standard land value. All parties agree to this.

It concerns plot 1 (marked in yellow)



Plot 2 and house B already belong to my parents-in-law.

In the course of the sale, the plots are to be re-measured and part of plot 1 is to be added to plot 2.

Afterwards, the plots should be divided into roughly equal parts as follows:
Blue outlined (my wife and I)
Red outlined (my parents-in-law)



Now the question arises as to how we (parents-in-law, the siblings of my father-in-law, my wife and I) should proceed best?
Or rather, which things should be done first and what is the best sequence?
I hope I have described the matter somewhat clearly.

The main problem will be the setback area from House B to a new house on Plot 1.

Unfortunately, there is no size reference, no street, and no indication of where north is.

Why exactly? The houses are currently standing right next to each other.

I have tried to supplement the information a bit. The proportions don't fit.

But there are 2 plots and you want to build new on one of them, which then results in the usual obligations for building permits.

It generally looks like if 2 is wider than 10 m and has to remain so because of the house.

Ah, that is overall very narrow, so you want to extend again in the form of a "semi-detached house". You should also check whether the development plan allows that with 2 plots.

Before anything is sold or demolished, I would submit a preliminary building inquiry.

1. adjust the proportions 2. then we can have a meaningful discussion. I don't understand why you don't simply take a screenshot of the cadastral extract, its proportions are always correct, and voilà, the handle is practically screwed on already.
