KFW loans at banks, experiences

Hi guys.

Everywhere I read right now that banks are very reluctant to grant KFW loans.

We would like to combine the KFW 308 and the 261. With our own capital, we then do not need any further (bank) loan. That means the bank would "only" conclude two KFW loans with us in our case. Does a bank even do that? It's not particularly lucrative for the bank, is it?

What experiences have you had or are there perhaps tips on the best way to proceed?

Yes, banks have little fun with KfW. This is because KfW is usually considered subordinate financing and the margin from KfW is really poor – not enough to cover the bank’s calculatory costs (costs, we’re not talking about earnings, i.e. a return on equity). What usually works well is the structure you described. The margin is good here again because the KfW loan is senior without prior charges. In individual cases, it depends on the ratios. In the real loan (i.e. maximum 60% of the lending value – which is not the market value/purchase price/market value) there should be no problem.
