KfW funding approval - Are changes to the house possible afterwards?

Dear forum members,

has anyone of you made changes after the KfW funding approval such as
a) additional windows in the basement with a light well or
b) insulating the attic for a small office or
c) raising the basement 1 meter above ground level and reducing the knee wall or
d) widening floor-to-ceiling windows by 1 meter?

Or is one not allowed to do anything anymore?

How should one proceed without jeopardizing the funding or violating the signed terms and conditions?

Doesn't the construction supervision check the implementation of the measures during the construction phase? Otherwise, you could just apply/have something calculated and then you'd be free as a bird.

The building application/funding documents must correspond to the final building.
All external changes must be re-approved anyway.

I think this would also change the KfW application basis.

Among other things, you can see in the attachment that you have to ensure that the application conditions cannot change.
Of course, it would be unwise to apply for 55 and end up with 40.

But currently it doesn't matter anyway, as no one knows where things are heading.

We have changed window positions and further improved the insulation compared to the application. The 'final version after construction completion' of the energy certificate was therefore better than the application, and thus nobody has a problem with it. What you are describing, however, are really extensive changes that could also worsen the values (e.g., additional or larger windows). I assume this will be critical to impossible.

You may make changes as long as they do not compromise the energy requirements. You must, in any case, discuss all changes with your energy consultant, who must evaluate and recalculate them. Usually, they will charge for this service.

Thank you for your feedback. I really hope that my energy consultant still has my future house saved in his software (e.g. ZUB Helena). Then it should just take a few clicks to recalculate it. Another question would be: Do I have to report the recalculation to the KfW? Is that stated anywhere?

When is this subsidy actually paid out?

And can I also use this subsidy for a garage?
