KFW-dependent land prices

Hello everyone,

we are now starting the house building phase as well and I will probably be getting in touch more often from today. This whole thing is truly not to be underestimated. But okay. Step 1: LAND.

We have a plot of land in sight that is being allocated by a municipality. Now the municipality offers these plots at different prices. If I build with Kfw 55, I pay the full land price. If I build with KFW 40, I get a 20 €/sqm discount. If it is a KFW 40plus house, the total discount is 40 €.

With a plot size of 380 sqm, the difference would be 7,600 € (for 40 instead of 55) and another 7,600 € for 40plus instead of 40.

Now my question: Is it worth taking advantage of this discount for a more efficient house? Or is it not recommended due to the acquisition and follow-up costs? I have heard different opinions, so I am curious about your thoughts here.

In connection with KFW funding, these are at least conditions that can make the whole thing worthwhile.

Hi,

that will also depend on what you want to build anyway. If you plan to only meet the legal minimum requirements, basically Kfw 70, the extra cost won't be worth it.

Btw: do they consider Kfw 55 as the minimum standard? Can you even build KFW 70 there?

Together with the KFW subsidies, the €7,600 discount could roughly cover the additional house costs. But that depends on many factors and can really only be assessed for sure afterwards.

If they are already on such an eco-madness trip, you should check very carefully whether the building regulations hide other funny ideas from the eco-fascists. Like mandatory rainwater infiltration, solar thermal systems, photovoltaics or particularly funny: rainwater cisterns along with the use of rainwater for toilets and washing machines. Presumably heat pumps are also required, so it will be noisy in winter!

With a few, well-formulated sentences in the building code, you can burn a lot of money.

It might possibly also make a difference which construction method is planned. With a timber frame house, it is probably easier to turn a Kfw55 into a Kfw40 house. With massive construction, it can be different. For KfW40+, photovoltaics and storage are additionally required. I have just had a KfW40 planned from my KfW55 timber frame house. Additional cost 7000-8000€ for extra insulation. However, a ventilation system was planned from the outset, which is mandatory for KfW40. If that is not planned, the calculation looks different again, as the ventilation system costs around 10000€. However, there are repayment subsidies from the KfW Bank. 5000€ for KfW55, 10000€ for KfW40 and 15000€ for KfW40+. Then it can definitely be worthwhile. In Bavaria, there is also such a 10000 houses program.

As already said; it depends on what you already planned to build. Also whether with or without a basement.

In Bavaria, it is often worthwhile due to the Kfw grants as well as the 10,000 houses program. This program doesn't exist anywhere else.
You might also be able to get Kfw 431 "Energy Efficient Building and Renovation Grant - Construction Supervision Grant."

KFW40 / + does give a bonus compared to kfw55. Include this in the calculation with the land price and compare offers. The large companies can actually quantify the additional costs quite accurately. Normally, it should be worth it, or at the end of the construction, it will balance out +-0 (and you may then save energy costs and have the latest technology). You should definitely take a closer look at it.
