Kfw 261 or 461 - Repayment grant or direct payment

We are starting the construction of a kfw40+ cabin in November.

Which KfW funding do you find more appealing and why? Loan with repayment subsidy or rather the direct payment?

To avoid skewing the opinions, I’m not probing my thoughts on this any further at this time :)

Thanks for your feedback.

It’s not about the last tenth of a percent in the interest rate or the last euro in the annuity.

For me, it’s more a question of whether I want to have a liquidity buffer at the end (which actually isn’t needed) or what kind of return prospects one has with free disposal.

Therefore, the idea wasn’t to squeeze the numbers too much here but to find out how the forum would make the choice, roughly and with what considerations.

Kind of a surface-level discussion.

For me, it would depend heavily on how long the payment of the grant takes. If I have to wait a long time for it, as with [Bafa], it somehow doesn't help me much anymore. Then the house is finished and I have to figure out how to put it into the special repayment.

The grant from KfW comes relatively quickly. At least significantly more flexible than the repayment grant with the loan, since there are only fixed deadlines there. If you only finish construction 25 months after the approval, you will receive the repayment grant only after another 23 months.
