Key data list, property evaluation, preparation for purchase commitment

Hello.

We have found our dream plot. Some factors emerge from the received documents that I cannot "assess."

Could you maybe give me a little information about what the individual points mean and what consequences they have for the purchase and house construction for us?

* Plot = General residential area (WA)
* No exceptions allowed
* Plot belongs to A2 (= Single-family house max 120m² and semi-detached house max 80m² maximum permissible buildable floor area)
* max 80m² for garages etc.
* Permitted are single houses and semi-detached houses with maximum dimension I + D (does that mean no basement allowed?)
* Permitted roofs:
pitched roofs, gable roof 30-50°, hipped and tent roofs 10-35°, shed 10-20°, uniform slope on both sides for gable roofs
* No bright, luminous colors, reflective materials, and metal roofing allowed
* Photovoltaics + solar systems are allowed
* Light bands and ridge glazing are not permitted (???)
* No clinker and log facades (???)
* Garage integrated in the house = possible
* The building plan shows semi-detached housing on the plot, but in the texts it always refers to single-family house or semi-detached house (plot boundary development only with the consent of the respective neighbor). The size would be sufficient for a detached single-family house; can one build a single-family house now or not? (probably better to ask the authorities, right?)

Of course, we will have the documents checked by a professional, but maybe you already have a few tips?
